I do a lot of looking. I move methodically around the exterior and interior looking high and low. I will open and close doors and windows, try light switches, insert small testers into outlets, operate heaters, turn on faucets, and operate toilets. I will remove electrical panel covers and examine the wiring. I will try to view every accessible part of the house from the roof to the attic, from the sub area to the closets, from the patios to the bathtubs. I will be taking notes for the report as we move around the house. At the end of the inspection, I will discuss problems, hopefully find solutions and email a report to the clients and agents. Then I will mail out the booklet with report and pages of extra information about maintaining a house.
Benefits of a Home Inspection
You will gain an understanding of the components and systems of your home, their operation, and required maintenance. This will make the purchase decision more informed, as well as make the home more enjoyable to live in later. The home purchase is a big investment and the expert investigation by a Home Inspector helps to minimize your risk. The up front purchase price is known, but unexpected, serious repair costs arising after the purchase should be avoided. If identified before finalizing a deal, the cost of major repairs can often be negotiated into the final purchase price. |
